What is a good cost per lead for real estate in Bangalore?

₹350–₹500 is the working band for Bangalore residential, and it moves with ticket size, catchment competitiveness and how narrow the targeting is. Delivered benchmarks from our own engagements: ₹266 per lead at 51% sales-ready on a premium North Bangalore launch, and roughly ₹450 per lead at about 22,000 leads a month across an enterprise portfolio. Treat any quoted CPL as meaningless until it is paired with a quality rate.

What moves the number

Ticket size moves it most. A ₹45 lakh plot and a ₹3 crore villa are not competing for the same buyer or the same auction, and the villa will cost several times more per lead while being worth several times more per booking.

Catchment competitiveness moves it next. North and East Bangalore corridors during launch season carry more advertisers bidding for the same audience than a Mysore plotted development does, and the auction prices accordingly. Tier-2 Karnataka has run at roughly half the Bangalore cost per lead in delivered work.

The three numbers that actually matter

Cost per lead, cost per site visit, cost per booking. The first is easy to measure and easy to game. The third is hard to measure and impossible to game. Most reporting in this category stops at the first for exactly that reason.

If you track only one additional number this quarter, track cost per site visit. It is available inside your own sales process, it moves within weeks rather than quarters, and it catches lead-quality problems long before the booking data would.
