What does a real estate lead funnel need to have?

Five things: capture that records the source, routing that assigns an owner within minutes, an alert that reaches a named human on their phone, a status model your sales team will actually update, and a feedback loop that sends qualification outcomes back to the ad platforms. Most funnels have the first two. The two that are almost always missing are the honest status model and the feedback loop, and they are the two that decide whether spend gets smarter over time.

Why the feedback loop is the expensive omission

Without it, Meta and Google are optimising towards form submissions, because that is the last event they were told about. With it, they are optimising towards leads your sales team marked as genuine — a different and much more valuable population.

Connecting a qualification event from your CRM back to the platforms is usually a few days of work and it changes what the algorithm is hunting for. It is the single highest-return technical task in a real estate funnel and it is skipped more often than any other.

Status models fail when they are designed for reporting

If the stages exist to make a dashboard look organised, salespeople will not maintain them, and a status model nobody updates is worse than none because it produces confident, wrong reports.

Keep the stages few and behavioural: contacted, qualified, site visit scheduled, site visit done, negotiating, booked, lost with a reason. The reason codes on "lost" are where the useful marketing intelligence lives, and they are usually the first field to be left blank.
