Meta ads can fill a broker's pipeline in a week, or fill it with people who never answer. The difference is not the creative. It is the account setup, the form, and how fast someone calls.
Run Meta ads from your own business account, one campaign per project, with the price range and RERA number on the creative, an instant form that asks budget and timeline, and a phone call plus WhatsApp reply within minutes. Set the test budget from the number of leads you need to judge the campaign, and scale only what your CRM shows qualifying.
Instant forms convert because they are easy, which is also why they attract low intent. Add two or three questions: budget range, purchase timeline and preferred locality.
