Modelled economics — not a delivered result

This campaign is live and its performance belongs to the client. The table below is a projection built from our planning assumptions for a project of this ticket size, not a report of what has happened. It is published so you can see the arithmetic we would hold ourselves to — and check it against your own.

Monthly media (client-funded)₹6.8 lakh
Planned cost per lead₹385
Leads at that spend~1,766 / month
Site visits at 3.0%~53 / month
Bookings at the 1% planning ratio~18 / month

How to read this. The site-visit rate is what we work towards and measure weekly. The booking figure uses the deliberately pessimistic 100-raw-leads-per-booking ratio we publish everywhere else, because a model that assumes a better close rate than we would plan a budget on is a sales document rather than a projection. Delivered figures we are free to publish — ₹266 per lead at 51% sales-ready — sit on the benchmarks page with their method.

When the developer name leads

Much real estate advertising in this market deliberately withholds the developer name and sells curiosity instead. Where the brand is strong enough to carry the ad on its own, that tactic is wasted — the name is the strongest single element available and burying it to manufacture intrigue costs conversion.

Eternia is the second case. Brigade leads, the RERA number sits on the image, and the price is stated. Nothing is held back to force an enquiry.

Price stated, not gated

The from-price is taken from the developer's own published FAQ rather than from an aggregator listing, and aggregator figures that disagreed with it were discarded rather than averaged.

Publishing the price loses some leads and improves nearly every number after the form. Enquiries that would have failed the budget criterion never enter the funnel, so the sales team spends its day on people who can actually transact.

What is held back

The 1 and 2 BHK inventory exists and is not advertised. Running every configuration at once splits the audience signal and produces a campaign that optimises toward the cheapest enquiry rather than the intended buyer.

Configurations are released to market deliberately, one buyer profile at a time.
